HOA / Condo Restriction Clause
Certain properties may have additional HOA, condominium association, occupancy,
insurance, or pet restrictions that applicants must satisfy. These requirements
are confirmed in the Property-Specific Addendum at the time of listing.
Compensating Factors
At the Owner's discretion, compensating factors may be required for applicants
who fail to meet one or more of the screening standards. These may include,
but are not limited to:
- Additional security deposit (up to two months' rent total deposit)
- Prepaid rent (up to three months)
- A qualified guarantor or co-signer with income and credit meeting the same standards as the applicant
- A shortened initial lease term
The Owner reserves the right to decline any applicant whose qualifying gap
cannot reasonably be addressed by compensating factors.

Meeting these screening standards does not guarantee approval.
Applications are evaluated as a whole and may be subject to additional
considerations, property-specific requirements, verification of information
provided, and applicable federal, state, and local laws.
Where final approval authority rests with the Owner under the Property
Management Agreement, the Broker will present each qualifying application
to the Owner within 24 hours of receipt, together with the
Broker's recommendation. The Owner shall not unreasonably withhold approval
of applicants meeting all applicable standards.
Information Verification
By submitting this application, the applicant acknowledges that all
information provided may be verified, including employment, income,
rental history, references, and background information.
Fair Housing Compliance
Swell View Property Management LLC complies with all
applicable federal, state, and local Fair Housing laws and does not
discriminate based on race, color, religion, sex, disability, familial
status, national origin, or any other protected class. All applications
are reviewed using consistent, uniform, and non-discriminatory screening
standards.
Servicemembers (F.S. § 250.01)
If the applicant is a servicemember, the Broker shall provide a written
approval or denial of the rental application within seven (7) days
after receipt of the completed application. If denied, the reason for the
denial will be provided in writing, in accordance with Florida law.
